What's involved

Fitting a Velux or other rooflight into a tiled or slated roof, including the flashing kit that keeps the join between window and roof covering weathertight. Where needed, we can also finish the internal reveal so it's ready for plastering, and fit trickle vents or blinds at the same time if the window supports them. It's a job that suits a loft conversion, an attic bedroom, or simply a landing or bathroom that's darker than it should be.

Signs you need one

Wanting more natural light into a loft conversion or dark upstairs room, an existing rooflight that's old, doesn't open properly or has started to leak, or condensation building up around an ageing window that a modern, better-sealed unit would solve. A rooflight that's fogged up permanently between the panes has usually lost its seal and is worth replacing rather than living with. Cracked or discoloured plastic on an older dome-style rooflight is another sign it's due for an upgrade to a proper glazed unit.

What to expect from us

We'll advise on the right size and position for the room and the roof structure, then supply and fit the window with a proper flashing kit. This is the part that matters most, since a leaking rooflight is almost always down to poor flashing rather than a fault with the window itself. We'll also check the surrounding tiles or slates are properly reset once the window's in, and that the opening in the rafters is properly trimmed and supported first.

How long it takes

Fitting a single rooflight into an existing roof is typically a one-day job, start to finish, including making good the plaster reveal if that's part of the work. Multiple rooflights, or fitting into a roof that's also being re-covered or structurally altered, takes longer and is usually scheduled alongside that wider work rather than as a separate visit, so we're not disturbing the same section of roof twice.

Common questions about velux & rooflight installation

Can you fit a rooflight into an existing loft conversion?

Yes, this is one of the most common reasons people call us for a rooflight: adding light to a loft that's already converted.

Do you supply the window, or can I buy my own?

We can supply and fit, or fit a window you've already bought. Either works, though we'll only guarantee the flashing and fitting on units we've sourced ourselves.

Do rooflights leak?

Only if they're flashed incorrectly. A properly fitted flashing kit, done right the first time, is what keeps a rooflight watertight for the long run.

Electric or manual: which do you fit?

Both. Manual is simpler and cheaper; electric (including solar-powered options) suits rooflights that are harder to reach. We'll talk through what suits your room.
